Environmental and Resource Conservation Practices
We at CAPREIT believe we can minimize our environmental impact by optimizing the consumption of energy at each of our buildings, and providing the facilities to reduce resident waste.
Since CAPREIT's inception, we've strived to reduce energy and water consumption and lower emissions.
One of CAPREIT's key strategies is to evaluate what changes we can make in order to make every property more energy efficient when we first acquire it and afterwards on a regular basis. We reach out to manufacturers and vendors to find out what is the newest, cost-effective technology that allows even greater reduction in energy use.
Some of our energy conservation initiatives here at CAPREIT include:
- Installation of new high-efficiency boilers and chillers
- Installation of compact fluorescent light bulbs in suites and common areas
- Replacement of laundry machines with high-efficiency washing machines and dryers
- Use of reflective panels to cost-effectively reduce heat loss
- Regular cleaning of in-suite heating coils, fins and radiators
In each building, we install high-efficiency boilers that are monitored remotely by CAPREIT's in-house energy department. These high-efficiency boilers allow for the optimal temperatures for residents' comfort with the most efficient use of energy.
We're committed to energy conservation: since 2010, we've spent more than $34.2 million on improvements to optimize energy conservation at our buildings.
The primary form of energy consumed by volume is natural gas, a clean-burning energy source, used for heating the majority of our properties. Over the past few years, a number of properties using heating oil have been converted to natural gas, reducing overall emissions.
At CAPREIT we also evaluate the prompt installation of the latest water-efficiency equipment at our properties. Since 2010, we've installed:
- Over 16,000 ultra-high-efficiency toilets
- Over 15,000 low-flow showerheads plus faucets using aerators
- Over 3,000 high-efficiency laundry machines
We've also expanded our recycling initiatives. We've worked to increase the use of blue bins and more efficient garbage compactors, as well as adapted the way waste is collected at each building and provided resources to residents about the benefits of recycling.
Over the past seventeen years, CAPREIT has come a long way from a small, regional property owner to one of Canada's largest residential landlords with buildings and sites across the country. This growth and success would not have been possible without CAPREIT's service-oriented approach to residents, the caring work of its employees, and the control of energy conservation.
