We have put together the latest information on rent related matters and the support measures we have implemented. As circumstances concerning COVID-19 are changing daily, we will continue to provide updates and resources in a timely fashion. Below, you will find relevant information on rent collection, government assistance plans and the measures we are taking at the building level to ensure safety for all.

It’s important for residents to note the following:

We are asking all residents who can pay their rent to please do so as they normally would. For those residents who cannot pay rent, our commitment remains constant to working collaboratively with you on a case by case basis. As of April 1, we have implemented payment plans designed to give those in need some flexibility around their rent obligation.

Major landlords promise flexibility as COVID-19 eats into tenants' ability to pay rent

Major REITS say they are trying to help, but 80% of rental stock owned by smaller players

Some of Canada's biggest residential landlords say they're committed to working with tenants who have lost their job because of the novel coronavirus pandemic.

The signals come as efforts to contain the outbreak have led to huge business disruptions and surging unemployment that have made many Canadian worried about how they will pay next month's rent.

The speed of the shutdown in many areas of the economy has meant many people will likely be short on next month's rent, especially since government programs meant to help those who have lost their job won't start paying out until April.

The unprecedented times have led some tenants to call for an all-out rent strike, but major rental companies are urging those who are able to pay their rent to do so, while offering assistance to those who find themselves in need.

"If anybody's lost their job, we are there to support them, and there to work with them through the crisis," said Mark Kenney, CEO of Canadian Apartment Properties Real Estate Investment Trust.

"We are violently against evicting people that find themselves in a place of distress right now."

The company, which manages more than 65,000 residential rentals across Canada as well as in Ireland and the Netherlands, says tenants who need to should get in contact with their property manager to explain their situation, offer to pay what they can and discuss ways they might repay the rest over time.

Other major rental companies including Northview Apartment REIT, Greenwin Corp., MetCap Living, and Boardwalk REIT have also issued notices to tenants, asking them to reach out if they are in financial distress and have committed to various degrees of support.

"Right now, our message to our communities is that Greenwin is still here for them. We are committed to working with our residents as much as possible during this difficult time," said Greenwin Corp. CEO Kris Boyce in a statement.

Given the case-by-case nature of these appeals, it's not yet clear just how accomodative the companies will be. Landords are also limited on what immediate action they can take against tenants, since some provinces have suspended eviction tribunals during the crisis.

Kenney at Capreit says the company will be open to both deferring rent until tenants can pay, as well as rent relief in some cases.

He says, however, that he's worried about the roughly 80 per cent of landlords in Canada who are small-scale owners of units and who won't have the same flexibility.

"These are circumstances that we all have to show empathy in and understanding for. But equally, we need to keep the integrity in the system."

The call echoes what has been coming out of Canada Mortgage and Housing Corp., which has asked that people leave both rent and mortage relief to those who need it most while asking those who can to pay their bills.

A Message from the Federation of Rental-Housing Providers of Ontario

TORONTO, March 27, 2020 /CNW/ - Our members sincerely care about our residents. We value you and your families. At this time of emergency, especially, we want you to be safe and secure in your homes. We know that many residents have had their incomes disrupted by the COVID-19 emergency. For some, it may be challenging to pay rent on April 1, 2020.

To take some of the stress out of the situation, we have the following advice on what to do if you cannot pay your rent due to the COVID-19 emergency.

  1. Reach out to your property manager by phone or online (to respect physical distancing).
  2. Explain the situation. 
  3. Offer to pay what you can, if possible. 
  4. Ask about government programs you might qualify for, and for the remainder, discuss a plan for how you could repay over time.

Remember, it is important to please pay your rent if you can. To keep buildings operating, clean, and safe, we need to pay our mortgages, operating costs and employees too.

We understand the situation is unpredictable. Some financial help is already on the way, and all levels of government have already taken steps to help maintain incomes or reduce costs:

  • The Government of Canada has introduced the Canada Emergency Response Benefit which provides $2,000 a month for up to 4 months to individuals who have lost their income as a result of COVID-19. The federal government is also providing a 75% wage subsidy for small and medium-sized businesses so they can keep people employed.
  • The Government of Ontario has set aside $148 million for assistance through Municipal Service Managers, which will use the Canada-Ontario Housing Agreement to direct more resources to tenants. The Province has also committed additional financial relief for low-income seniors, families with children and individuals with student loans.
  • Some municipalities have offered grace periods for municipal payments such as property taxes, water and other utilities, and our members commit to take that into account in making arrangements and calculating arrears. 

We are hopeful that these measures will help benefit our residents, but they may take time to reach those in need. We understand. We urge you to keep the lines of communication open with your property manager.

Instagram Photo Video competition

CAPREIT is excited to announce that we're launching an Instagram photo/video competition for our residents! We want you to share a photo or video on your Instagram page of what you love about your home and community at CAPREIT and use the hashtag #CAPREITcameracontest to enter into the contest.  By posting a photo with #CAPREITcameracontest, you will be entered into a contest with a chance to win one of two Polaroid Socialmatic cameras (polaroid.com/socialmatic)!  The terms of this contest are set forth below.

Terms:
To enter into the CAPREIT photo contest you must be 18 years of age or older and you must be a resident with CAPREIT. By entering this contest, you agree that CAPREIT may re-post any photo that is posted with the hashtag #CAPREITcameracontest on the CAPREIT Instagram page (@CAPRENT). The contest winners will be selected by a panel of internal judges from CAPREIT's Marketing team. If you win, your name will be announced on the CAPREIT YouTube channel and Instagram account, at which point the winners are asked to provide CAPREIT with their contact information, in order to pick up their prize at their building's rental office. Our two  prize winners will announced on November 6 th , 2015.

OFFICIAL CONTEST RULES

 

NO PURCHASE NECESSARY 

CAPREIT (the "Contest Sponsor") is proud to offer the CAPREIT Camera Contest ("Contest").

1. CONTEST PERIOD

Entries will be accepted from October 14th, 2015 at 12:00 a.m. Eastern Time ("ET") to November 2st, 2015 at 5:00 p.m. ET. ("Contest Period").

2. ELIGIBILITY

The Contest is open to legal residents of Canada, who are 18 years of age or older. Contest not open to residents of Quebec. Employees of the Contest Sponsor,  its affiliates, dealers or subsidiaries, advertising or promotional agencies, suppliers and members of the immediate family and household of each are not eligible. Immediate family members include parents, siblings or any person residing in the same household as the employee. Void where prohibited by law. Entries must be from individuals only; groups, organizations and multiple-party entries are not eligible.

3. ENTRY

Eligible entrants are asked to submit an Image (defined as one (1) single photograph or video per entry) by posting the Image on their Instagram account, and including the tag "#CAPREITcameracontest" in the caption or comments. Each person can enter as many Images as they want; but must use the contest hashtag "#CAPREITcameracontest" and must be submitted within the Contest Period in order to be eligible for a prize. Each Image entered must consist of one (1) single photograph or video taken within Canada that meets the criteria as outlined on the CAPREIT Camera Contest page and the judge's criteria as outlined in these rules in paragraph 5.

The Image (whether photograph or video footage) must be posted to Instagram using the entrant's account. The Image must be made entirely of the entrant's own original work.

Incomplete entries will not be eligible to win. Entrants must have all ownership rights in and to the Entry, and the Entry must not infringe upon the rights of any third party and must be suitable for publication and use. CAPREIT reserves the right to disqualify, without notice, any Entry if found in CAPREIT's sole discretion to be incomplete, fraudulent, infringing upon existing rights of others, inappropriate, libelous, plagiarized, obscene, vulgar, offensive or otherwise unsuitable in any way for print or publication.

4. PRIZES:

Prizes: A total of two (2) prizes will be awarded for all of Canada, not including Quebec. This contest is not open to residents of Quebec. Odds of winning depend on the number of entries. Each Prize Winner will receive one (1) Polaroid 'Socialmatic' camera, each with an estimated value of $350. For product details, visit www.polaroid.com/socialmatic .  Prize Winners must pick up prize at nearest CAPREIT office.


The following conditions apply:
a) Prize must be accepted as awarded and is not transferable or convertible to cash.
b) Winner must sign a Prize Acceptance form at time of receiving prize, which releases CAPREIT from any liability or responsibility regarding the loss or theft of the prize or any other charges related to the use of the device.

c) Winner is responsible for picking up the prize at the closest available CAPREIT office. CAPREIT will not ship prizes to personal addresses.


Prizes will be awarded within thirty (30) days of the announcement of the winners. Winners are subject to eligibility verification and compliance with these Official Rules. The Prizes are neither transferable nor redeemable for cash. CAPREIT reserves the right to award a prize of equal or greater value in the event of unavailability of any item.

 

5. PRIZE WINNER SELECTION:

A judging panel comprised of CAPREIT marketing team members will choose two (2) Prize Winners from all the submissions entered into the contest within the Contest Period. The CAPREIT judging panel will evaluate all entries based on the following criteria:

Authenticity - 60%
• Does the photo/video demonstrate a positive aspect of living in a CAPREIT community?

Creativity - 30%
• Is the subject matter interesting to the viewer?
Technical Quality - 10%
• Is the photo/video stable and in focus?
• Has a reasonable amount of post-processing been applied?

 

Each Prize winner will be notified over Instagram and YouTube, by way of a photo/video announcement on November 6th, 2015. Each prize winner must then contact CAPREIT and provide their contact information (email, telephone number, name of CAPREIT residence).

6. RIGHT TO USE SUBMISSION AND INFORMATION

By submitting an Entry, entrant, grants to CAPREIT and its affiliated companies, (1) an irrevocable, nonexclusive, perpetual, worldwide, royalty-free right and license to use, display, modify, reproduce, publish, distribute, make derivative works of, sublicense, and otherwise commercially and non-commercially exploit the Images, and all intellectual property rights therein, in any manner or medium now existing or hereafter developed (including but not limited to print, film, or electronic storage devices), without compensation of any kind to entrant or any third party and (2) the right, except where prohibited by law, to use entrant's name, likeness, picture, address (city and province), e-mail address, voice, biographical information and written or oral statements, for advertising and promotional purposes in promoting or publicizing CAPREIT and its products or services, without compensation unless required by law. Entrant shall have no right of approval, no claim to compensation, and no claim (including, without limitation, claims based on invasion of privacy, defamation, or right of publicity) arising out of any use, blurring, alteration, or use in composite form of entrant's name, picture, likeness, address (city and province), email address, biographical information, or Entry. The rights granted under this paragraph shall extend to CAPREIT and its affiliated companies with respect to all entrants in the Contest, including non-winners and winners.

7. GENERAL

The Contest Winner will be required to answer a skill testing question and complete and return a standard Declaration and Release Form within seven (7) days of receipt before the Prize can be officially awarded. Odds of winning depend on the number of entries. Should a winner be deemed ineligible or fail to return the required form within the time period allowed, an alternate winner may or may not be selected. CAPREIT reserves the right, in its sole discretion, to modify, suspend or terminate the Contest should the administration or security of the Contest become compromised. The Contest Sponsor assumes no responsibility for: entries lost, stolen, delayed, damaged or misdirected, or for the failure, interruption, technical malfunction or delay of any email or other communication to be received, for any reason; any incorrect or inaccurate information, whether caused by contest website users or by an equipment or programming associated with or utilized in the contest by any technical or human error which may occur in the processing of entries in the contest; problems with the function of any website or website feature howsoever caused; the malfunction of, or damage caused to, any telephone network or lines, computer equipment, data or software, online systems, servers or access providers; any functionality lost due to not having cookies enabled; traffic congestion on the Internet; the security or privacy of information transmitted via computer networks; or for breaches of privacy due to interference by third party computer "hackers".

By entering, entrant, (a) agrees to be bound by the Official Rules and the decisions of CAPREIT (including but not limited to eligibility determinations) which are final and binding in all respects; (b) agrees to release CAPREIT and its employees and agents from any and all liability, loss, damage or injury resulting from participation in this Contest or awarding, receipt, possession use and/or misuse of any prize awarded herein and acknowledge that CAPREIT and its employees and agents have neither made nor are in any manner responsible or liable for any warranty, representation, or guarantee, expressed or implied, in fact or in law, relative to any prize; and (c) consents to use of entrant's name, Entry and/or likeness for advertising and promotional purposes in connection with this Contest without additional compensation, unless prohibited by law.

By entering this Contest, each entrant expressly consents to the Contest Sponsor, its agents and/or representatives, storing, sharing and using the personal information submitted with his/her Entry only for the purposes set forth above under "Right to Use Submission and Information" and for  the purpose ofadministering the Contest.  

9. QUEBEC

This contest is not open to residents of Quebec.
