Administrative Coordinator
The Administrative Coordinator is responsible for providing administrative support to the regional operations group in order to ensure effective and efficient follow-up in regards to H.R., Life and Safety and administrative duties. Service the staff and the residents in a prescribed portfolio in accordance with CAP REIT policies and guidelines.
Responsibilities:
HR
Complete Hiring package forms
Assist and support new employee
Liaise and facilitate employee concerns with Head Office
Co-ordinate the collection of timesheets and Payroll directions to Head Office
Request ads for recruitment
Liaise resignations/terminations to Head Office
Clerical work
Answer phones and tenant inquiries
Manage tenant letters and e-mails
Manage response letters to tenants and building notices
Transfer office management – courriers, supplies, etc.
Monitor RFA’s
Life & Safety
Follow-up and update records (ie. Fire logs, City Work Orders & Violations logs - monthly and annually)
Monitor Letter Of Acknowledgement (LOA) management, fire drills, safety inspections
Other projects as assigned by AVP, Operations

Leasing Specialist
This role is primarily responsible for maintaining an occupancy rate of 100%. This is achieved through demonstrating excellent skills in: tenant relations, communication, sales, administration and organization. The Leasing Specialist is also responsible for maintaining a high level of tenant satisfaction. As a Leasing Specialist you will be responsible for maintaining and entering information correctly into the system with respect to their lease dates, rent payments, etc. You will also be responsible for maintaining an accurate account of unit availability and ensuring inspections are performed on vacant units. Finally you will communicate with the Operations Manager and Site staff regarding building and tenant issues.

Maintenance Person
Under the direction of the Maintenance Manager you will oversee the co-ordination of all work necessary to maintain the property both inside and out. Areas of responsibility will include the repairs and maintenance for suite turnovers, compactor rooms, hallways and stairwells, garage, laundry and mechanical rooms. Duties include removal of garbage, minor electrical & plumbing repairs, replacement of light fixtures, ensuring all mechanical areas are operational ie. garage doors/ramps and the preventative maintenance of all mechanical systems.

Resident Manager - Singles / Couples
The Resident Manager or Resident Manager Couple will primarily assume the responsibilities for leasing, rental collection, administration, general maintenance and landscaping of the property. This is a live-in position that also requires after-hours emergency coverage. Daily maintenance and housekeeping of all common areas including compactor rooms, garbage rooms, elevators, lobby & vestibule, hallways and stairwells, garage or parking lot, storage rooms, mechanical rooms, laundry rooms, moving and mail rooms. Daily administration is required for fire log records, locker control records and the directory board.
